Haven't posted since April. So I thought I'd post something devoid of useful content. |

Since we're within 30 days of closing, we are now able to lock in our mortgage rate. Had we locked it in longer than 30 days we would have had to pay a quarter point worth of points.
Anyhow, we've got a shiny new 15-year mortgage locked in at 4.375.

Woohoo!
Inspections to be done within 10 days. (EDIT: Just got a call. Radon inspection thing is being placed tomorrow, inspections on Weds at 2PM).
Kind of funny, though. One of the groups that came through yesterday was getting ready to submit an offer. We didn't want to screw things up with these buyers, though, so we didn't pursue that.

... and are waiting on the paperwork. In the end, the "buyer's market" worked out for us when we were, um, buying, but less so on the selling. The new owners are apparently planning on redoing the kitchen and two upstairs bathrooms, which is not a big surprise.
It looks like we'll be able to settle on the new house on May 4, a Tuesday, and can settle on the current house 13 days later -- though the second settlement date is still a bit uncertain.
Having two houses for a couple of weeks will make some things a lot easier -- deep cleaning the carpets before we move in, getting the piano moved without needing to be stored, and a more liesurely approach to the moving itself.
We still have one showing scheduled for today, though we're hoping to get things in writing so we can cancel that. It is just a few hours from now, so that part might not work out.

We've got the offer. Now what we're trying to do is figure out settlement dates. We're looking to settle on the new house prior to settling on the sale of our current house.
So, our agents are getting in touch with the agent of the house we're buying. We're hoping for the first week in May, but we'll just have to see what they say.
Once we come up with a consensus on settlement dates, we'll submit a counter offer. Hopefully we'll come up with a workable number.

The real estate agent is slow. Apparently he has the offer in hand, which he was going to scan and send to our agents today. But his scanner isn't working, so he'll drop it off tomorrow.
The wait has been trying.

The possible-offer people are coming back for a second look tomorrow. Hopefully they like it just as well the second time through.

One of the very few groups to come through the house to express some interest in the house had the problem of requiring a contingency on the sale of their house. Which wasn't yet on the market at that time.
Well, we got word that they either have a verbal offer or a verbal agreement (I am not sure which it was) on their house, and that the paperwork was forthcoming. According to their agent, once that is solidified, they are planning on putting an offer in on our house.
We'll see if that happens, though we're hopeful. We also had a group come through yesterday who said that they were interested, though it was still early in their search. But at least someone else liked the house.
We actually have a bit of flexibility now -- we're cleared for a mortgage for the new place without needing to sell the current house. Not that we'd really want to carry that much real estate for long, but we'd be okay with closing on the new house without having sold this one.

16 groups came through the open house. Our agents said that a few of them were neighbors (which is normal), but hopefully somebody liked the house.
